PROGRAMME

CHAIRMAN’S INTRODUCTION

RESIDENTIAL SDLT NEWS AND CHECKLIST

During 2019 and 2020 comprehensive guidance has been published on what a dwelling is, how to count the number of dwellings, and what gardens and grounds are. In this webinar we will look at the implications of that guidance, and also work through an updated surcharge checklist for conveyancers. Topics will include:

  • A review of the latest guidance
  • Its implications for MDR (Multiple dwellings relief), surcharge (which HMRC refer to as HRAD) and annexes
  • Mixed-use on rural dwellings – likely to become rarer?
  • The surcharge-related issues one needs to check on every purchase of a dwelling

CURRENT NEWBUILD ISSUES FOR CONVEYANCERS

Newbuild conveyancing is currently one of the few growth areas in the market as it does not suffer from the same issues as other transactions during the Coronavirus pandemic.  However, estate rent charges continue to cause problems and extended completion dates may cause issues if there is a material change of circumstances.  The course aims to look at some of the current issues.

Topics covered include:-

  • Problems with extended completion dates and loss of the mortgage
  • Enforceability of positive covenants and estate rent charge
  • Problems with newbuild guarantees
  • Planning issues
  • Community infrastructure levy

  • Sustainable Urban Drainage
